A commercial real estate property manager in Buckhead needed a full exterior repaint of a 12-storefront retail strip before peak holiday leasing season. The existing stucco facade had visible fading, hairline cracking at column returns, and peeling sealant joints around tenant signage perimeters. A repaint would have been straightforward — except that all 12 tenants were mid-lease, fully operational, and the property manager had a zero-tolerance policy on tenant disruption during business hours.
The hard constraints: all work executed before store-open (5am earliest) and after store-close (varies by tenant, latest 11pm). No scissor lift staging in tenant parking during the day. No odor complaints to retail tenants operating food service. Nine calendar days total — the calendar was set by the start of the holiday leasing push.
We mobilized a four-person crew on day one — staging started at 4:30am each work day, prep and prime across storefronts progressed in 90-minute windows before each tenant's store-open time. Prep was a 3000-PSI pressure wash across the entire facade surface, with extra attention to hairline cracks at column returns and at-soil-line dirt accumulation. Stucco patches were completed as identified and allowed to cure before primer was applied.
System: Sherwin-Williams Loxon XP elastomeric — masonry primer tie coat followed by two elastomeric finish coats. Loxon XP is the correct system for stucco in the Atlanta humidity envelope: it has a perm rating that allows the substrate to breathe while still providing the crack-bridging flexibility needed for masonry that moves seasonally. We applied the primer in the late-shift prep window and the finish coats in consecutive night windows to give each coat 12 hours of cure before the next went on.
Tenant signage protection was a continuous trade — working around each tenant's branded storefront while maintaining the system warranty. We coordinated daily with the property manager on the order of work so the most-trafficked storefronts were painted during the lowest-traffic night windows. Day-9 closeout included a tenant-by-tenant walk with property management to confirm color match and finish quality.
All 12 tenants operated throughout the project. The property manager logged zero complaints from tenants and zero complaints from shoppers during the entire 9-day window — across 11,000+ daily shoppers at the busiest storefronts. Work completed on Day 9 as quoted, with no extension and no overrun.
Post-closeout, the property manager reported a sustained lift in leasing interest over the following 60 days attributed in part to the refreshed facade. Two tenants who had pending lease renewal decisions signed multi-year extensions within the same week as the repaint completion. The 5-year adhesion warranty covers the Loxon XP system across the entire facade.
